Consultation 

We welcome enquiries for initial consultations, where we may be able to offer value by appraising a particular site or property to advise on the following: 

  • Early engagement and pre purchase/acquisition 

  • Development potential 

  • Maximise efficiency 

  • Maximise value 

  • Assessment of planning and heritage consideration 

  • Initial guidance on outline costs and timescales, including considerations for the critical path, including an estimate of the time associated with the local authority approvals 

  • Application of the Community Infrastructure Levy (CIL) tax, and how this could be avoided for homeowners. 

  • Assessment of potential VAT liabilities. There are ways in which the standard 20% VAT liability for the construction works can be reduced, either through an assessment of the historic occupation of the property, or the development strategy. The advice we can offer at this stage would be subject to confirmation by a specialist VAT consultant.
